You can use the government's Land Registry to find out about property prices in your area – this is the most accurate independent index available and will give you a really good idea of what you should ask for your home. You can search by:
- Postcode
- County
- Unitary Authority
- Property Type

It's a bit of a myth that estate agents decide the value of a property – they just tell you how much they think you could get for it. In reality the sale price is decided between you and the buyer!

If you want to get your property valued in person, you can ask an estate agent for a NO-OBLIGATION valuation. Remember, estate agents may give different valuations so you should ask a few to come round and then take the average value as your starting point.
