If a buyer is interested in your property it's time to negotiate. It's not just about price – there are lots of factors that affect a property sale:

  • Is the buyer in a chain? This may affect how soon they can get the funds together
  • Is the buyer paying in cash or do they have to arrange a mortgage?
  • Are they a first time buyer?
  • How quickly do they want to move in?
  • How soon do you want to move out?

If you want to move out straight away and the buyer can offer a quick cash sale, you might take a lower offer than if they were in a chain.

Once you're happy with your offer and the buyer's circumstances, it's time to tell your conveyancer. You should take the buyer's details and the details of their conveyancer too so that you can keep in touch with everyone involved in the sale.
