What is my property's rental value?
The rent you can expect for a property is based on several factors; its value, its condition and the demand for housing in the area. Take into account the state of your property, the popularity of the area, and any costs you need to cover when setting your rental price.
What deposit should I ask for?
The deposit is your security should the tenants misuse your property – ordinarily landlords request between one month and six week's rent as a deposit.
When do I take the deposit?
Tenants will normally put a percentage of the deposit down before they sign the contract, to secure the property. The balance of the deposit is due when the tenants sign the contract. You should also ask for the first month's rent in advance.
When do the tenants start paying rent?
Tenants start paying rent once they have signed the contract. You should ask for the first month's rent in advance and take each subsequent month's rent on the day that your tenants move in. For example, if the tenancy started on the 1st, rent will always be due on the 1st of the month.
What do I do with the deposit?
It is your responsibility as a landlord to meet the deposit protection requirements laid out by the government. These ensure that both parties have access to free dispute resolution should an issue arise over the deposit. What are my responsibilities as a landlord?
Landlords are responsible for the upkeep of a property so you will have to pay for any ordinary maintenance work that needs carrying out during the tenancy. Tenants usually take care of their own utilities, council tax etc. and you can make this a requirement of the contract.
Should I let my property out furnished or unfurnished?
This is really up to you – some owners prefer to furnish their properties, and some prefer to let tenants bring their own furniture. It makes little difference to the rental value as some tenants prefer unfurnished homes and some prefer furnished ones! Bear in mind that if you do furnish your property, you will be responsible for the maintenance of that furniture and this may incur extra costs.
How long should the rental term be?
Most landlords choose to offer 6 month contracts. That way, you have a guaranteed income for 6 months, but it's not too long to wait if you decide you'd prefer different tenants or if your circumstances change. After the 6 month period you can give tenants the option to renew the same contract, or go onto a 'rolling' contract which allows both parties to give a shorter notice period before terminating the tenancy.

What do I need to list a property?
The more information you have about your property the better your listing will be. You will need at least one picture of the property and some information about it – it's layout, key features, room dimensions, rental price and how long the rental term is, e.g. 6 months.

Where can I get a floor plan of my house?
Floor plans are a nice to have additional for any potential buyer. We recommend seeking a third party floor plan service to provide you with an accurate, professional looking floor plan. Once you have a digital copy, you can upload it when you are prompted when adding/amending a property listing.
How much does it cost to list a property?
A basic property listing is absolutely free – you only pay for extras such as more pictures,(some stuff). There are no hidden costs and you can see exactly what your listing will include during the sign-up process. You can add more features to your listing at any time, so why not choose the free package and then add things as you need them?
I don't want to put my contact details on the website!
You don't have to – all owners have access to their own Bethemiddleman.com email account so that potential tenants can send you a message without compromising your privacy. You can check these messages in your account and communicate direct with other users.
How do I arrange a viewing?
Prospective tenants will get in touch with you directly via email or phone to arrange a viewing. You can either show them round yourself or, if you have an estate agent, refer the enquiry on to them.
What happens when someone makes an offer?
If you decide to accept the offer, you will need to secure a deposit from the tenants. Often, tenants pay a partial deposit to secure the property and settle the rest of the balance before they sign the contract. You should also ask for the first month's rent in advance.
