If you're interested in buying a property it's important to carry out a survey. This will tell you about the condition of the property and any work that may need carrying out – basically, it can save you from any nasty surprises!

Types of Survey

The seller may have provided a Home Condition Report as part of the Home Information Pack. It's an optional element and tells you about the general condition of the property. There are 3 further types of survey however that you can commission:

Valuation

This will normally be carried out by your mortgage company if you're applying for a mortgage on the property. It tells the lender how much the property is worth (and so how much money they can lend you!).

Homebuyer Survey

This is a basic survey that points out the general condition of the property, its value and any defects that will need rectifying straight away.

Building Survey

This is the most comprehensive type of survey. It goes into a lot more detail than the homebuyer survey and we'd recommend it for full peace of mind.

How much does a building survey cost?

There are lots of building survey providers and the price varies between them. It's worth getting a few quotes before deciding on a survey provider.
